there is a studio in NY that i used to broker a custom exclusive content deal for a very large company in your backyard for this same content a couple years back. it was a big undertaking getting the models and decent looking ones at that. i will dig through my archives and see who it was. it was one of 2 small but reliable studios and they gave the other program what they wanted. if nothing else, maybe you could work out a licensing deal with your neighbor to use some of that content to add to yours.
