Valuations are based on many factors.

I find some people have rather unrealistic ideas of what something is worth. I'm not saying that's you, because I don't know which situation you're referring to. But many people will offer 1 to 1.5x profits regardless of anything else. I generally don't take distressed properties on, so my sites almost never have those kinds of multiples.
All I can say is this, valuations are based on the information I get from the seller and many factors go into them. People don't always agree with my numbers and that's ok. That's business. I stand by them however and I do this for a living. I believe them to be very fair.
My goal is to get as much as possible for my client's property, within reason. I never intentionally overprice a property. Makes no sense to do so when your compensation is totally based on commission. I have many people come to me and want me to charge more than their property is worth. I turn that business down. It's senseless to work with someone like that. I market properties that I believe can sell at a fair price.
Again, sorry we weren't able to do business. Hopefully some time in the future.
