Good investment? Krabi Thailand ?

I recently sold a small Condo I owned on Grand Bahama.. after the Hurricane hit.. I got rid of it at a loss... but I was lucky to even find a buyer I think....

So now I'm looking to replace it with something like this. I've never been to Krabi before but I spent a month on Kho Samui Island...

it is already under a lease contract.
so the land belongs to someone else and this old lease contracts are really
really bad. you can not do anything with the land at all. you even have to ask the owner when you want to make a hole.

and you never know if they had something like an extension option in the contract - in this case the complete contract is invalid.

there is some new law on the way that makes things much easier - but it only applies to contracts concluded after the law is in force.. it is called Sap Ing Sith

try across the water koh phanang directly across from samui if you want more peace and quiet. yes foreigner can own condo but you cannot own a house or land without thai wife. the 'company name' thing always seemed a bit sketchy to me. best to just buy condo or apartment. from foreigner if possible. you can rent my place in pattaya in high season if youre interested

The Chinese a doing everything they can to keep the Chinese economy afloat including causing major housing bubbles in all the neighbouring countries?

I think you can buy a condo or an apartment yourself because you only buy the apartment, and not the land it is on.

If you want to buy an own house with land, you need an thai biz partner for it.
The Thai partner keeps 51 percent of the land and is credited to the land registers
and you get 49 percent off the business.
If it comes to a dispute with this partner, that can end badly for you.


The other option is to lease land for 30 years with a renewal option for another 30 years.
But even that is complicated in Thailand, as most people do not even know exactly,
what property they really own.


Finding a good real estate company with a very good reputation and legal department, would be my first step in that biz.
Stay away from private deals.

The 10 km long beachfront of Hua Hin has been destroyed by thousands of empty apartments and condominiums.

Most long term expats or digital nomads move over to Da Nang, Hanoi or Ho Chi Minh.

You are right a reseller market does not exist.

correct - but you can split the 51 over more than one person and make a contract that
every desicion needs at least a 60% majority.

there is no longer contract than 30 years with NO option for renewal.

there are people that have such contracts but they are sitting on a time bomb.

Basically avoid Asian property unless you absolutely have to.
Most Asian countries have duel citizenship where you can buy citizenship for a nominal amount. Think Cambodia is $300k which is cheap on the scheme of things you do need to be fluent in spoken and written Khmer though (although this is overlooked). However let's be realistic if a powerful local wanted to screw you they would just say your land deeds were invalid as you're citizenship is invalid because you can't speak Khmer.

A court is never gonna side with a white man against a local.

Rent a place, stay for 3 months and if you like then and only then consider buying.

Personally, I'd never buy in Thailand, I've better ways to lose my money. There's PLENTY of cashed-up Thais with cash on hand for any real local bargains and a zillion hassle-free rental places.

Simple answer. Never buy property in Thailand. You are only one bird flu epidemic away from ruin. And, as has been pointed out, you can't own it outright. Better to buy a property in a well regulated first world market, rent it out, then rent your dream joint in Samui or Krabi...or wherever you want.

Was thinking about Cabarete in the Dominican Republic too... they have some nice Condos for cheap in DR near the beach for only $70k.. Cabarete is a resort town on the Dominican Republic's northern coast known for surfing.

this is a really good thread. to answer question yes I still go to dominican republic but i also own condo in thailand. everything said in this thread is accurate about the 51% ownership. go for condos/apts instead of houses since you cannot own land there. most eastern peoples live in modern vertical buildings, single family homes are really an american ideal unless you're in the countryside. on that note, you can rent my pattaya condo for 10k baht/mo long term or slightly more for short term. FS for 1.7mb

if your plan is to make money on rentals, stay away from krabi, chang, mak. these are mostly Thai vacation spots. they don't want to pay much and will try to screw you.

if you're just going to live in it, well, go stay in each place for a month. its cheap. we thought about living on Koh Chang for awhile. went down about 5 times. it got boring quick.

conods that are allowed for holiday rantals must have been BUILD from the start on with the allowance.

actually 90% of all condo rentals in pattaya are illegal.

I invested in condos and villas in Cabarete and Puerto Plata during the recession, most of my clientele in Cabarete are kite surfers booking off airbnb. Look into the Ocean Dream development, a lot of European ex-pats are getting up there in age and are unloading fairly cheap right now. I love Cabarete and spend 5-6 months out of the year there now. I am in the process of acquiring some new construction condos in Puerto Plata, there is a lot money pouring into the area for new resorts including around 300 million from mariott.
