Fuck that, go inland 1 block and you could get a mansion with a yard 2X the size for $2500-$3000. 10-15 miles inland you can get that same mansion with a view on 10-20 acres for $3000. One thing no-one ever tells you about beachfront property is that you have ZERO privacy and people walking and stalking all over your place. That's my

ya the 4k for one floor is putting me off a bit.. but i wanna be close to mission/pacific beach.. 15mils is kinda far.. i want to walk outside and be walking distance from crap...

the agent im working with says theres nothing available.. this is all she has on the beach

Go visit more than San Diego. Walk around. Go out at night. Making a big move like this without experiencing multiple areas first is a bad idea. Also try other realtors. Look on Craigslist to get an idea of what else is out there. Lots of options.

oh im not renting that place yet or anything bro.. i have a flight to san diego in feb, ill rent a car for 2 weeks, stay in tower 23 hotel.. and drive around and check it out, make sure i like it...

then if i like it, i'll rent a place for a month and bring my car down...

but ive done research and only possible option for me is california.. LA or san diego.. ive been to LA before, dont like it.. so im stuck in san diego...

Also i am not signing any leases.. i want to rent a furnished place and go month - month.. if i ever feel its not for me, id have only lost one month

Bullshit. Tell her you are going elsewhere and she'll discover about 100 more properties. Play hardball with these people and don't think that you should take what you get because of your credit, type of job, time frame, budget, whatever. That's bullshit - that describes every renter otherwise they'd just buy the houses. I know a few services down that way, hit me up on ICQ and I'll try to locate them. Shit, I'm looking too but not in that area.

yeah i have excellent credit, and enough cash , its just i think the profit margin for her on this one is too high... that property is renting for $4k a floor, so $8,000 total

thats entirely too fucking high.

I made a big move 6 months ago from Texas to Missouri. I researched like mad, considering all over the US from South Carolina to northern California. The best resource I found online was city-data.com - both their forums and their information pages. Good luck!

In that area, its worth about $3200. Naturally agents will either want to pitch their own "in house" listings or those from MLS that provide their fees. You will be amazed at what you'll find on your own by taking a slow drive up and down the coast.

Good luck with m2m. Most will demand a six month to one year lease, which then converts to m2m. They dont want someone to rent the unit as a vacation rental only. If so, the rental rate is more like $2400-$3200 a week.

The first several months are tough... some days are up, some are down. But if you're proactive and choose a good place to live where you can meet people, it's so much easier.

I don't regret it. But a big move is stressful. And leaving behind friends isn't fun (I spent my entire adult life living in Texas). All in all, it's been worth it, and things will only get better. Very important to be active in meeting people though. Join a bunch of social clubs or organizations to get started. meetup.com ning.com There are others!

Rent is definitely overpriced there, just depends on what you are looking for. You'll get a nice ocean view, lots of people watching and the beach right there. That area is a young crowd and there's lots of things to do and downtown is only a ten minute drive. On the flip side, you'll have very little privacy, it will be loud and its probably not the safest area in terms of theft.

Man that place is the fucking ghetto. Do a search for condos in Skyline, way better place to live. If you really want to be living high then City Heights is the number one spot.

I live 10 blocks from there. That's a great location and with the parking spots, looks like a total winner. $4k isn't bad for that location too... front window facing the surf, you'll be loving live there.

I live in SD. Thats way over-priced... and what do you consider close to everything? Like what are you looking to be close to? There are probably nicer places.... And San Diego can be spread out a bit. The Race tracks are 25 minutes up north from Downtown, which is where the GasLamp District is. North park has great restaurants and Ocean Beach is a cool little place. Um Sea World is close to the place you are looking at, but if you have Kids, lego land is up north county by Carlsbad I think....

Mission Beach is a great spot there but that seems like a bit much even for a vacation rental. What are you looking to do? Are you renting a car?

PS - DO NOT MOVE TO CITY HEIGHTS. He's gotta be joking Im sure. I live close to there and I'm scared to walk around at night. La Jolla is lovely and OB is kinda hippie cool stoners beach town, Mission Beach is nice and Pacific Beach is partiers. Leucadia is north county but very nice.. Really pretty up there but not in the heart of SD at all... but I love encinitas personally and if youre a surfer thats great. If you want the beach then it may be a good spot for you but I personally like OB, more my vibe but I'm not sure about the surf and all.

I like north county a lot but like i said its different than the rest of SD. Its far from downtown and the gaslamp but closer to the race track, lego land, SFR gardens, good surf... Depends on what you are looking for I guess.

And, from my place, it's only 7 miles to the $4,000 place you are considering. I do a brisk walk right in front "your " place 4-6 days a week, right after eating at Kono's which I consider THE best breakfast-lunch place in San Diego; a drawback in that area is the homeless; also, I see a lot of rat traps near the boardwalk homes. Keep an eye out if you go there, as Bob Rice and I like to get together for coffee and check out the girls--oops! I mean scenery-- there! PB/MB is for the younger crowd, while UTC seems to me like the 27-39 year old crowd.

Btw a good source for places is the http://www.sandiegoreader.com/ and also craiglist san diego... a lot of listing.. you just need to specify the searches and areas, etc.

San Diego reader also has information on Neighborhoods. I live by Balboa Park in North park but I am moving to South Park/ Golden Hill soon. LOVE that area and that is close to everything but not at the beach. Anyway check out their neighnborhoods section and their real estate and rentals section.

My restaurant is a block from the beach in Mission Beach and it has two floors above it, a 4 bedroom at around $4000 a month a 3 bedroom penthouse at around $2,800 and in this climate im sure deals are available ?

Most rooms are handled by management companies. Try Shore Management they are great guys and handle a few properties including the ones above my restaurant. If you cannot find their # let me know and ill get it for you tomorrow. At the moment Mission Beach is a flood zone so don't be in too much of a hurry to move there. We are all sand bagging our doorways and most bars are closed. All will be back to normal in about a week.

We should definitely chat. Like I said I prefer OB personally but Pacific Beach is nice and Mission Beach as well. I think ultimately it depends on what kind of people you are looking for... what do you like to do? I Like Ocean Beach its a community so meeting people is easy. Everyone is laid back and there are local bars and cool places to go. I also ADORE South Park because of that same reason. Its very community like and people are friendly and its really easy to make friends I have found. If you want ritzy-ish La Jolla is nice. So is Del Mar but thats up in north county. A bit stuck up in those areas but its clean and nice. If you want frat boy party peeps then Pacific Beach is the place. If you are a club and nightlife kind of person, maybe golden hill would be the place to be. Really close to downtown and nice houses there for not too expensive. If you surf, north county is maybe a good spot. San Diego is really diverse and you can get to anywhere pretty quickly if you don't mind jumping in the car that is. What is your life like now? What will you be wanting to do once you move?

I am a tea with friends, doggy park, and beach kind of person. I love good restaurants and going to natural pretty places, or a local museum (there are lots, and Ive been meaning to go so maybe you can join me). I stay away from clubs and am not a big drinker but would go to a local bar if it was with friends and we could sit and chat over wine. Thats MY thing but you know everyone is different.

thanks for the help so far. yup i think PB will be nice to visit, but i keep hearing its full of frat boys, and not very nice houses there..

Well what i think im looking for is an actual beach house, right on the beach... but i dont want a deserted area, i want a place i can come outside and walk and see people.. I also want somewhere i can make friends very easily..

i heard the same thing about la jolla.. might be too preppy for me.. how nice is ocean beach?

You won't find any area around the beach that is deserted, its all very populated. Ocean beach has an older hippie crowd, don't think its what you're looking for. I would take a short trip and spend some time in the areas mentioned rather than trying to weed through everyone's opinions. Are you only looking to rent? There's some killer foreclosure/short sale deals in San Diego if you would buy instead.

yeah im gonna visit and drive around.. id like a beach house in mission beach/pacific beach though. any ideas of costs or where to even look? i want to step outside and be on the sand..
